You need to ensure your buyer has pre-approval from APNIC or their RIR for the size of the range you are selling.

Think about when you want to sell it, you need to weigh the cost of keeping the rangers longer against the potential for a higher price per IP.

You need to make sure your buyer is ready to go with their part of the transfer, if you are using Escrow, is it set up and ready? Do you to transfer through APNIC to an RIR? Will they have the funds ready to go? Is there a confidentiality agreement in place?
